I aim to identify attractive real estate opportunities throughout the United States with strong cash flow and stable tenancy, preferably with significant upside potential.


 
 

Transaction Size (Purchase Price):

  • Between $1,000,000 and $15,000,000

Occupancy / Structure / Term:

  • 1 - 5 years Remaining on Lease Term

  • Single Tenant

  • Absolute or Triple-Net (NNN) Lease

Lease Rate:

  • At or below market

Tenant Credit Profile:

  • National or Regional Companies

  • Earnings Growth and Momentum

  • Middle-Market Companies with Revenue > $5 Million

Location:

  • Preference for Texas.

    • Will Consider Southern States and the Sunbelt Region

  • High traffic, strong demographics, ease of property ingress, and egress.  

Property Type / Industry Focus:

  • Generalist (Any or All Industries)

Closing Time Frame (per Acquisition Process):

  • All Cash or Assumption of Favorable Financing

  • Dependent on the Asset Class and Entitlements
