Brokerage & Advisory Services

Industrial, commercial, and land across Dallas–Fort Worth and Texas.

I work with owners, investors, and business operators on the acquisition, disposition, leasing, and development of commercial real estate, industrial, and land across Dallas–Fort Worth and Texas.

Because I’m active as a broker, investor, and development partner, my approach goes beyond listing and leasing. I help you underwrite, structure, and execute real estate decisions with a clear eye on returns, risk, timeline, and long-term value.

Below are the four primary ways I support clients.

  • Investment Sales & Brokerage

  • Tenant Representation

  • Development Advisory

  • Site Selection & Consulting

Investment Sales & Brokerage

Representing owners and investors on commercial, multifamily, and land deals

Who this is for:

This service is for owners and investors looking to sell or acquire:

  • Industrial and flex warehouse properties

  • Commercial and medical/service buildings

  • Land and development sites (including sites for future multifamily, SFR, or build-to-rent projects)

Primarily in Dallas–Fort Worth and throughout Texas.

What I do:

I help you understand value, buyer demand, and execution risk, then run a process designed to get the deal across the finish line with the least amount of friction.

Typical work includes:

  • Preparing a data-driven Broker Opinion of Value (BoV)

  • Positioning the asset for the right buyer pool (local, regional, national, or specialized)

  • Designing a targeted marketing and outreach strategy

  • Managing tours, feedback, and offer negotiations

  • Coordinating with lenders, attorneys, and title from LOI through closing

How it works:

  1. Initial conversation
We discuss the asset, your timing, your goals, and any constraints (debt, partners, 1031, etc.).

  2. Valuation & strategy
I prepare a valuation and recommend how to position and take the asset to market.

  3. Go-to-market process
We implement the strategy, gather feedback, negotiate offers, and push toward a clean closing.

  4. Closing & next steps
I help you navigate closing and, if helpful, plan what’s next - whether that’s a 1031 exchange, redeployment into a new asset, or reducing exposure.

Tenant Representation

Finding and negotiating the right space for your business.

Who this is for:

This service is for business owners, operators, franchisees, and corporate users who need space for their operations, whether that’s:

  • Industrial or flex warehouse

  • Retail or service space

  • Medical or office

  • Land for new commercial, industrial, or multifamily developments

What I do:

I act as your real estate arm, helping you make decisions that support how your business actually runs and not just what’s on the rent roll.

Support typically includes:

  • Clarifying space, budget, and location requirements

  • Running a comprehensive market search across Dallas–Fort Worth and key Texas markets

  • Shortlisting and touring viable options

  • Underwriting total occupancy cost and major lease terms over time

  • Negotiating LOIs and leases with your long-term margins and flexibility in mind

Common situations:

  • You’re opening or expanding in Dallas–Fort Worth or another Texas market

  • Your existing lease is expiring and you need to renew, relocate, or right-size

  • You’re an operator or franchisee trying to match trade area and site quality with your revenue model

How it works:

  1. Needs assessment – We discuss your business model, customer base, team, and operational needs.

  2. Market search – I pull and refine options, then review them with you based on cost, location, and fit.

  3. Tours & shortlisting – We walk sites, stress-test assumptions, and narrow to the best options.

  4. Negotiation & execution – I negotiate the deal terms and coordinate with your attorney, lender (if applicable), and other advisors.

Development Advisory

Support for ground-up, redevelopment, and value-add projects.

Who this is for:

This service is for developers, landowners, and operating companies considering:

  • Ground-up commercial or multifamily projects

  • Redevelopment / repositioning of existing assets

  • Land plays where entitlements and site planning are key to value

What I do:

I help you move from concept to actionable plan, especially where feasibility, city process, and capital intersect.

Typical advisory support includes:

  • Early-stage feasibility and underwriting

  • Input on site planning, program, and phasing

  • Guidance on zoning, entitlements, and city approvals (in coordination with your consultants)

  • Feedback on capital structure and introductions to potential capital partners where appropriate

  • Coordination with your broader team (civil engineers, architects, lenders, attorneys, etc.)

Where this adds the most value:

  • You own or control land and want to understand highest and best use

  • You’re evaluating whether a project pencils before spending heavily on design

  • You’re trying to decide between multiple concepts or program mixes

  • You’re an operator or brand considering a build-to-suit or custom facility

How it works:

  1. Discovery – We walk through the site, your objectives, and early assumptions.

  2. Initial analysis – I review market data, rental and sales comps, and framework economics.

  3. Strategy – We identify one or more viable paths (or rule things out if it doesn’t make sense).

  4. Ongoing support (optional) – If the project moves forward, I can stay involved as broker, advisor, or partner depending on the structure.

  • The right site or building within Dallas–Fort Worth or another metro

  • Between multiple locations for a new entry, expansion, or relocation

  • Evaluating submarkets and trade areas within DFW and across Texas

  • Reviewing access, visibility, traffic patterns, and logistics considerations

  • Looking at demographics, labor, income, and growth trends

  3. Shortlist & analysis – We narrow to the best candidates and dig deeper.

  4. Recommendation – I provide a reasoned recommendation and support you through negotiations if you move ahead
